Q&A: What site costs do you charge for a knockdown rebuild job in Glen Waverley?

Chandani asks: Hi I started knockdown and rebuild process with Carlisle and end-up paying 1000/=, site survey and soil test, colour selection then tender, exactly as PD.

My soil type is ‘M’, reasonably flat land and fall from left to right is around 45 cm. Block is in Glen Waverley, offcourse established suburb. At the tender, I received following unexpected costs that lead to discontinue the process with Carlisle.

My question to PD is, do you charge following items, if so under what circumstances?

Roughtly how much for 18m in width and 38m in length site for Woldorf 48:

1. Provide shade cloth protection to double storey scaffolding

2. Provide Crane Truck, Dogman and spotter due to overhead power lines – Note: Power lines is on opposite side not in my site

3. Provide stake and barricade to front nature strip due to OH&S req.

4. Traffic management charges – I am in court location

5. Temporary fencing – I m sure this is required

6. Provide site cage for rubbish containment in lieu of front lift site bin.

To give you a more definite response, we strongly recommend that you head out to the closest display centre and ask the sales consultant to inspect your block.

1. Provide shade cloth protection to double storey scaffolding. PD - this depends on your block of land, we cannot answer without a site inspection.

2. Provide Crane Truck, Dogman and spotter due to overhead power lines – Note: Power lines is on opposite side not in my site. PD - this depends on your block of land, we cannot answer without a site inspection.

3. Provide stake and barricade to front nature strip due to OH&S req. PD - we don't think this would be necessary, but again, this is subject to a site inspection.

4. Traffic management charges – I am in court location. PD - we don't think this would be necessary as the block is in a court, but we would need to inspect to be 100% sure.

5. Temporary fencing – I m sure this is required. PD - this is definitely required and is a standard inclusion in the base price of the home.

6. Provide site cage for rubbish containment in lieu of front lift site bin. PD - this a standard inclusion in the base price of the home.
