The process

The process for buying a display home is the same as for a general real estate sale – with the exception that you already have a first class tenant ready to go!

  • View the available properties online
  • Visit the displays that you love and meet your needs
  • Discuss the house including design, inclusions and comparable cost to build new with your Porter Davis consultant
  • Speak to Choice Home Loans or a lender of your choice to gain finance approval
  • Understand the advertised price and make your offer
  • If your offer is accepted, 10% deposit is paid and contract signing is completed including Contract of Sale and Lease documentation
  • Settlement occurs and lease period begins


Even if you intend to live in the house in the long term, in the initial stages of your ownership of a display home it will be considered an investment property.  

Typically financial institutions will require 20% of the total purchase price as deposit in order to lend money for investment properties.   If you have equity in your current home and/or savings then living in the best house in the street is a viable option for you.
