  2. We know how stressful working out your budget for your first home can be. The team at Foundation Finance will help you work through everything you need to know, from the first home owners grant through to low deposit home loans to working out how much you can afford.  

  3. Pick your house and land package
  4. Once we’ve sorted your budget, explore our wide range of house and land packages with our Consultants who will help find your perfect home.

  2. With Smart Living we’ve done all the hard work for you with four exterior and interior colour themes. All you have to do is decide if you are a Classic, Contemporary, Designer or Resort type of person.

  3. Optimise your home
  4. If you are looking to add a little something more to your new home, check out the ‘Luxe Packs’ that have been selected for the Classic, Contemporary, Designer and Resort styles.


The building process

Smart Living has been designed around a simple process to get you into your home sooner. Once we’ve worked through the four simple steps and all your documentation is in order we’ll move through to the exciting part – the building process. While we’ll be there every step of the way, but here’s a quick snapshot of how it works!

  • Stage 1

    Base stage – The first sign of construction! Excavation of your land, underslab drains laid and the concrete slab is poured.
  • Stage 2

    Frame stage – Shaping up! Your frame is constructed and the roof trusses installed.
  • Stage 3

    Lock up stage – It looks finished from the outside! Your roof and brickwork is completed, plumbing installed, all electrical, security, ducted vacuum and heating and cooling fitted. BSS Group will head out to your block and do an independent quality inspection.
  • Stage 4

    Fixing stage – Eye on the inside! Plaster linings, kitchens and vanities installed plus your stairs if you’re building a double storey home. BSS Group visit for the second time to check on our workmanship.
  • Stage 5

    Practical completion stage – No longer just a shell, it’s starting to feel like a home! Painting, wall and floor tiling complete, all electrical, plumbing, heating and vacuum systems fitted, shower screens, mirrors and splashbacks installed. Your new best friend, the Independent Quality Inspector, returns to do what he does best.
  • Stage 6

    Settlement stage – The final inspection is conducted by the Independent Quality Inspector and Site Supervisor. And then, 7 days after final payment, she’s all yours!

First Home Owners Grant

If you are a first home buyer and you are buying or building a new home valued up to $750,000, you may be eligible for a First Home Owner Grant (FHOG). The FHOG scheme has been put in place by the Government to make it easier for first home buyers to get on the property ladder. First Home Buyers could be eligible to receive up to $10,000 in metropolitan Victoria and from 1 July 2017 first home buyers who are building new homes in regional Victoria could be eligible to receive up to $20,000.

I'm worried about going over budget - why should I choose Smart Living?

The Smart Living range has been designed in consultation with leading land developers to give you an even better house and land outcome at a price that won't break the bank. Better yet, Smart Living offers only 100% fixed price House & Land packages. That means no surprises and no worries.

Will Smart Living fit my block size? 

Our Smart Living range has been designed to suit 8m lot widths right through to 16m lot widths.

How much can I afford to borrow? 

You can use our Loan Calculator to work our your basic weekly repayments and how much you can borrow (commonly known as your borrowing capacity) While this calculator will give you a basic idea we recommend speaking to one of our Choice Home Loan consultants who will help you find the answer. 

How do I pick which Smart Living House and Land package is best for me?

Our Sales Consultants will work closely with you to determine what your specific needs are. We'll look at everything from how many people will occupy the dwelling, where you work, and where your family and friends live to ensure we find the perfect package for you.

What is a 'Luxe pack'?

If you are looking to add a little something more to your new home such as a timber look garage door or stone benchtops Porter Davis Smart Living ‘Luxe Packs’ have been selected for each of Classic, Contemporary Designer and Resort styles by an expert interior designer. Our Sales Consultant can work through the Luxe Packs with you.

What is the First Home Owners Grant (FHOG)?

Terms and Conditions

Predetermined Themes: Floorplans, design options and colour themes must be followed when purchasing a Smart Living home from Porter Davis. No alterations are allowed. Building on your own land: This is subject to a site and soil survey, therefore fixed pricing does not apply in this instance. If design options are selected, you will need to confirm that your land is suitable and note that additional build times and costs apply. Some estate guidelines/covenants may require external upgrade treatments that may incur additional costs to the client. For further clarification on this, please speak to your sales consultant. Smart Living builds are available in Porter Davis build zones 1&2  only.  Porter Davis will assess the suitability to build the chosen Smart Living home on your block and reserves the right of refusal to proceed, based on our internal assessment. Please speak to your sales consultant. Floorplans: All Smart Living floorplans are based on one façade type. Sizes may vary slightly subject to the façade selected, please refer to working the drawings for actual measurements.  Colour Themes: Your chosen theme Classic, Contemporary, Designer or Resort will be applied to the exterior and interior of your home. In some rare instances, estate guidelines may require a colour/material change. As estate covenants must be adhered to, an estate approved colour/material from the same builder’s category selection will be substituted by Porter Davis. Where a selected pack involves a colour theme selection, e.g. Luxe, Kitchen, Blind and Hebel packs; the predetermined colours will be applied in your selected theme to the interior and exterior of your new home. Homes must have matching exterior and interior themes. Images: All Smart Living house images are artist impressions only, they are not to scale and include external Luxe Pack items (Front & Garage Doors).  Please speak to a sales consultant to view the working drawings. Landscaping and fencing is not included by Porter Davis. Hebel option (instead of Brick) is available at an additional cost. Please speak to your sales consultant.
